UK Conservatory Building Regulations
In
broad terms household conservatories are exempt under UK building
regulations however this does not apply to Scotland. Below you will
find a number of the exemptions required under building regulations
1991 (as amendments). These criteria's must be met for a conservatory
to be classified as exempt.
- Conservatories must have a clear or translucent roof covering
(not a solid roof)
- Any brickwork walls (above the floor level) must not be more
that 25% of the total sum of the area of the window frames
and wall. This means that if you have a conservatory and the total
perimeter measures 12 mts X the height to the bottom of the roof
say 2.2 mts the total is 26.40 mē X 25% = 6.6 mē of brick
wall therefore the area of the window frames is 19.80 mē
- The conservatory floor area should not surpass 30mē.
- The conservatory is required to be built at ground level. i.e.
not at 1st floor level
- The conservatory is to be detached from the house or bungalow
by way of a physical barrier. I.e. a door, window, wall.
- The window, door and roof glazing satisfies building regulations
part N. shed I (toughened / safety glass).
- The conservatory must not have any sanitary ware or drainage
attached i.e. must not be used as a bathroom toilet or shower
room
- The conservatory must not be used as a kitchen with a sink
or cooker etc
Specialist Foundations

In some circumstances specialist foundations may be
necessary e.g. brown filled sited (these are areas where buildings
have been demolished and new houses built or areas where there are
trees, clay or very poor ground). All of these areas can be developed
but specialist foundations may be necessary such as a raft or piled
foundations.
Drainage

If the building of your conservatory involves any
alterations or building over a drain, sewer, or altering any of
the same your local building control officer must be notified this
is normally done via a building control notice, and is very straight
forward.
Remember any of the above can be carried out but
only with building regulation approval.
